Island Shine LLC — Terms of Service

Effective Date: 1/4/2026
These Terms of Service (“Terms”) apply to services provided by Island Shine LLC (“Island Shine,” “we,” “us,” “our”) to the property owner or authorized representative (“Client,” “you”). By accepting an estimate, scheduling service, or allowing work to proceed, you agree to these Terms.

1) Estimates & Scope Confirmation

  • Estimates are based on the information provided (measurements, photos, descriptions, and/or visible conditions).

  • Before work begins, we may confirm access, surfaces, and scope to ensure everything is clear and comfortable.

  • If the scope changes (additional areas, heavier buildup than expected, access limitations, safety concerns, or special staining), pricing and timing may be adjusted. We will communicate changes before proceeding.

2) Scheduling, Weather & Safety

  • Exterior cleaning is weather-dependent. We may reschedule for rain, high winds, lightning, freezing temperatures, or unsafe conditions.

  • If conditions at the property present unreasonable risk (unsafe roof access, severe deterioration, electrical hazards, unstable surfaces), we may modify or decline service.

3) Access & Water Supply

  • Client agrees to provide safe access to work areas and an exterior water spigot that is on and functional at the time of service, unless otherwise arranged.

  • If the property relies on well water or has low water pressure, please notify us before arrival.

  • If technicians arrive and no working water source is available, a $45 trip charge may apply.

4) On the Day of Service

To help your service go smoothly:

  • Ensure windows/doors are closed and latched.

  • Keep children and pets indoors, and avoid walking through active work areas.

  • Remove or relocate items in work zones (decor, flags, doormats, planters, vehicles, etc.).

  • Please notify us of any sensitive areas (delicate landscaping, loose fixtures, known leaks, failing caulk, prior damage).

  • If pets are present, please clear dog waste from the work zone before arrival.

5) Payments

Residential: Payment is due upon completion on the day of service.
Commercial: Invoices are Net 60 unless otherwise stated in writing.

  • Late fees may apply to past-due commercial invoices as outlined on the invoice.

  • Accounts significantly past due may be referred for collection, and reasonable costs of collection may be pursued where permitted.

6) Cancellations & Rescheduling

  • Please provide at least 48 hours’ notice to cancel or reschedule.

  • Cancellations within 48 hours may be subject to a $45 cancellation fee.

7) Results, Limitations & Surface Conditions

We aim for the best possible result while respecting the materials on your home and property.

  • Some stains may not fully remove (rust, oxidation, paint failure, deep-set organic staining, artillery fungus, concrete splatter, sap, or older oil stains). We’ll set realistic expectations when we can identify these conditions.

  • Cleaning may reveal pre-existing issues that were less visible before service (especially on oxidized or aged surfaces).

8) Soft Washing (House & Roof)

  • We use soft washing where appropriate for siding and roofs—low pressure with professional cleaning solutions designed to safely remove organic growth.

  • We take reasonable precautions to protect landscaping. However, factors like heat, plant sensitivity, and pre-existing stress can affect results.

Vinyl siding weep holes: After washing, debris may occasionally drain from weep holes and leave temporary staining. If this occurs, contact us and we’ll advise next steps.

9) Concrete & Paver Cleaning

  • Concrete appearance varies based on age, curing, porosity, and prior staining.

  • Some stains (rust, oil, fertilizer, battery acid, irrigation/mineral staining) may require specialized treatment and may not be fully removable.

  • Cleaning can sometimes make older or uneven staining more noticeable once surface dirt is removed.

10) Roof Soft Wash — Timeline & Moss

  • Roof soft washing neutralizes organic growth (algae, moss, lichen) using low-pressure application.

  • In some cases, nature and weather continue the final lift over the following weeks. Results may continue improving over time.

  • Browning near downspouts is uncommon but possible due to runoff; we take precautions to minimize this risk.

  • We do not forcibly remove moss/lichen with pressure unless specifically requested and approved in writing.

11) Window Cleaning

  • Standard exterior window cleaning includes glass, frames, and sills. Tracks and screen cleaning are add-on services unless stated otherwise in your estimate.

  • We may use glass-safe abrasives to remove common buildup. Embedded contaminants (paint, concrete, severe mineral deposits, construction debris) may not fully remove.

  • Specialty windows (storm windows, certain brands/models like Pella, etc.) may require additional steps. Please disclose these prior to service for accurate pricing.

12) Photos & Media

We may take before/after photos or video for quality control, training, and marketing. If you prefer your property not be used in marketing, please notify us in advance and we’ll respect your request.

13) Claims & Damage Reporting

  • We document visible pre-existing conditions when appropriate.

  • If you believe damage occurred as a result of our work, you must notify us within 48 hours of service completion so we can inspect and address it promptly.

  • We are not responsible for issues caused by pre-existing conditions, improper installation, or deterioration (loose siding, failing caulk, rot, unsealed penetrations, etc.).

14) Limitation of Liability

To the extent permitted by law, Island Shine is not liable for indirect or consequential damages. Our total liability for any claim related to a service is limited to the amount paid for that specific service, except where prohibited by law.
